2017 Sebastian Year End Real Estate Market Report
Waterfront Homes in Sebastian Proving Alluring to Luxury Buyers
Often cited as a refuge for buyers seeking affordable housing, Sebastian no longer easily carries that distinction. Buyers looking for homes priced under $250K can still find their needs met, but possibly not for long. Inventory at this level of the market is down below 2 months supply and prices grew by nearly 9%. With the tight inventory levels those price increases are likely to continue into 2018. The mid-range market (homes priced $250k+) remains stable and comfortable with greater than 4 months supply of inventory. This puts buyers and sellers are fairly equal footing and as such the prices remain unchanged. What is exciting is the growth in sales of those homes over $500k. Buyers are finding great values in waterfront living in this quiet fishing village.
